What the data shows
Flipping activity is a leading indicator of market heat. Markets with heavy flip concentration tend to be either rapidly appreciating (Phoenix, Atlanta) or undergoing gentrification (portions of Brooklyn, East Austin). The crash of 2008-2009 shows up as a sudden nationwide drop in flip volume.
The post-2020 surge — fueled by low interest rates and remote work migration — created the highest flip volumes in American history, concentrated in Sun Belt metros.
